LIMC Brings RAD LAB Design Team to Transform Commercial Development Vision

NAVARRO COUNTY, Texas — Longhorn International Motorsports Corporation (LIMC) announced today that San Diego-based RAD LAB has joined the growing team of industry-leading firms helping shape the future of the company’s planned motorsports and mixed-use destination in North Central Texas.

RAD LAB will work alongside internationally recognized circuit designer Hermann Tilke and Tilke Engineers & Architects, renowned architecture firm HBG Design, and construction partner Birch Construction as LIMC continues advancing plans for its proposed 1,555-acre motorsports, entertainment, hospitality, retail, and residential development.

RAD LAB has gained national attention for its innovative approach to hospitality, commercial, and experiential developments. The firm recently helped transform a stalled shipping-container project into the award-winning Hotel Herringbone in downtown Waco, Texas. The boutique destination features 21 art deco-inspired hotel rooms, multiple restaurants and bars, live entertainment venues, retail spaces, and more than 30,000 square feet of activated hospitality and event space. The project was created from a previously vacant shipping-container development and reimagined into one of Waco’s most distinctive hospitality destinations.

Hotel Herringbone’s development included a landscaped public plaza, curated retail spaces, live music venues, food and beverage concepts, and community gathering areas, demonstrating RAD LAB’s ability to blend architecture, entertainment, and destination-driven experiences into a cohesive environment.

LIMC Founder and CEO Victor Perry said the addition of RAD LAB represents another major step in creating a destination unlike any other in American motorsports.

“The uniqueness that RAD LAB concepts brings will create a certain Texas flair to the development and to the motorsports concept,” Perry said. “While we are still seeking first-round funding, we are much further along than many people realize. What we are building is an incredible motorsports complex that will make everyone in Texas proud to call North Central Texas home.”

According to the company, RAD LAB’s role will focus on helping develop commercial, hospitality, entertainment, and experiential components throughout the campus. The goal is to create an environment that reflects Texas culture while offering visitors, racers, manufacturers, and fans a destination experience beyond traditional motorsports facilities.

Founded in San Diego, RAD LAB specializes in innovative hospitality, mixed-use, adaptive reuse, and experiential developments. The firm has become known for transforming unconventional spaces into highly successful destination projects, often incorporating sustainable design principles and creative architectural concepts. Their portfolio includes hotels, entertainment venues, retail districts, and mixed-use developments throughout the United States.

The addition of RAD LAB further strengthens LIMC’s growing development team as the company pursues financing and strategic partnerships for what is envisioned as one of the largest motorsports-focused mixed-use developments in North America.
